Your Home Selling Journey

1. Realtor Engagement

Let’s get in touch. A complimentary market evaluation and comprehensive analysis helps determine the value of your home given the current market.

Timing: 1 hour phone call or in-person meeting

2. Market Evaluation

We present how to position your home in the current market, what the recent sales are, who your competition is, and when the best time to bring your home to market will be. Agreements completed, timelines and processes outlined for the coming weeks.

Timing: 1 hour

3. Strategic Preparation

Let’s get your home looking 10/10 for the photos – paint touch ups, decluttering and staging the home, as needed. Being prepared for photos makes sure the home shows its best side for buyers and agents . The marketing plan is created to ensure maximum exposure to potential buyers, agents and our network. At this point, if needed, an RPR (survey of the land) is ordered.

Timing: 1 week

4. Showings

The MLS listing is LIVE and showings are happening. Showings are requested seamlessly through our integrated booking system. 

Remember that showings can happen on short notice, so it’s important to keep your home show-ready.

Timing: Variable

5. Offer & Negotiations

Contract is received and reviewed. When price, possession and terms and conditions of the contract are agreed upon, final signatures are required from all parties and the home is conditionally sold.

Timing: A few hours to a few days

6. Condition Period

Buyers use this period to satisfy the conditions. Property inspection or condo documents are reviewed.

Timing: 10 – 14 days

7. Sold

Congratulations! You’ve sold your home. You’ll meet with your lawyer once more to sign your title away. Title and funds are transferred before keys are released to the new owners.
